In the dynamic world of real estate, where first impressions can make or break a deal, the importance of staging and virtual staging cannot be overstated. According to the National Association of Realtors (NAR) 2023 Profile of Home Staging report, the influence of these techniques on buyers' perceptions and the overall success of a property listing is significant.

Shaping Buyer Perceptions

The data reveals that a staggering 58% of buyer's agents cited home staging as having a consistent effect on most buyers' views of the home. Another 31% acknowledged its impact, albeit not always. A mere 9% of respondents believed that home staging had no effect on buyers' perception of a home. These statistics underscore the undeniable influence of staging on shaping positive impressions among potential buyers.

Enhanced Visualization

An overwhelming 81% of buyer's agents attested that staging a home made it easier for buyers to visualize the property as their future home. This statistic speaks to the power of creating an environment that allows potential buyers to envision themselves living in the space, making it more likely for them to make an emotional connection.

Increased Dollar Value

One of the most compelling findings from the report is that 43% of all agents reported that home staging increased the dollar value offered on a property by 1 to 20%, compared to similar unstaged homes. This demonstrates that the investment in staging can yield tangible financial returns for sellers.

In St. Johns county, the median home value was $480k in 2023. Since staging tends to add at least 1% in value to the sale of a home, that’s an additional $4,800 in potential revenue if not more. The 2023 NAR Profile of Home Staging reported that the average price paid for staging was well under $1k.

Decreased Time on Market

For sellers looking to expedite the selling process, staging proves to be a valuable tool. The report indicates that 27% of sellers' agents experienced slight decreases in the time on market for staged homes, highlighting the potential for faster sales and reduced carrying costs.

Meeting Client Expectations

Among selling agents, the report found that 89% considered photos, 44% physical staging, and 44% videos as the most important elements for their clients. This emphasizes the crucial role that visual content plays in capturing the attention and interest of potential buyers.

Virtual Staging's Role

Buyers' agents, on the other hand, indicated a growing importance of virtual staging. While 31% stated that virtual staging was equally important as traditional staging, 39% considered it to be less important. This suggests a shifting landscape where virtual staging is gaining recognition but has not yet surpassed the significance of traditional methods in the eyes of all buyers' agents. However, virtual staging offers a significant financial advantage to physical staging while looking realistic.

Overcoming Resistance to Staging

Interestingly, 50% of sellers' agents reported not staging homes but recommended decluttering and fixing property faults. This indicates a potential gap in understanding the full benefits of staging. Sellers may need to be educated on how staging can positively impact the perception and value of their property.
